WHERE IS THIS PLACE?
The farmhouse is located about 15 miles north of downtown Nashville in a neighborhood called Whites Creek. While the surroundings feel a million miles away, you still have access to fast wifi and modern luxuries like Uber or DoorDash. We’ll share the exact address upon booking.
What DOES THE HOUSE HAVE?
We have one proper bedroom with a queen bed, a studio/writing room, a living room, dining room, bathroom with shower/tub, beautiful sunroom and epic upstairs writer’s room. Our kitchen has a medium sized SMEG refrigerator generally stocked with a smattering of seltzer, beer and other necessities. We have a french press, electric teapot, tons of dishes and glassware and a microwave. At this time we do not have an oven/skillet or washer/dryer, but we’re working on it. Need something specific? Just ask!
HOW MANY PEOPLE CAN I BRING?
This is a 120 year old house and we want to keep it alive. For photoshoots, we cap the crew size at 12 people. That includes artists, hair/makeup, assistants… Everybody. If you have a larger production you’re interested in hosting out here, just let us know and we can discuss.
CAN I SPEND THE NIGHT?
This is a magical place to spend an early morning… We have one bedroom with a queen bed, and several cozy couches. That said, all day rentals must adhere to a daylight-driven, 10-hour window. If you’d like to stay a few days, come early or stay late, please let us know.
WHAT’S UP WITH THE CEMETERY?
The Carney family built this house in the 1800’s, and then rebuilt it in 1901 after fire destroyed most of it. Many of their ancestors are buried in the back of the property and our neighbor Gene takes great care of the cemetery. You may see him coming and going on his little gator… Give him a wave and chat him up. He’s full of amazing history about this place.
Can i explore the woods?
Of course! Once you arrive at the house, you’ll find our handy little newspaper with all the house info in it, including a map of the property, so you know where to go. This is rural country and while we do not allow any firearms on our property, you should always be aware of possible hunters who could wander into the woods from neighboring properties. Just be respectful of the land and aware of your surroundings.
ANY CRITTERS?
Heck yeah. This land is home to many fun animals… Deer and wild turkeys, groundhogs and the occasional skunk. The creek is teeming with minnows and crawdads and every once in a while, a visit from a garden snake or snapping turtle. The house is OLD and depending on the time of year, you might find some ladybugs, spiders or a wasp who have snuck in through the cracks. Feel free to dispose of them as you see fit, or just chat them up and usher them back outside. Just use common sense… It’s all part of the charm.
WHAT CAN WE BRING?
No guns. No fireworks. No loud noises after dark.
We do have neighbors and we try to keep a low profile. Please honor that.
IS IT COLD OR HOT?
We have heat and air conditioning, for sure. When it gets really cold, the heater doesn’t keep up so well. When it gets really hot, the AC struggles a bit. But we have blankets, space heaters and a nice fan on the front porch… You’ll be fine!
DO I NEED INSURANCE?
If you are renting the house for writing sessions or other non-production means, we’ll just have you sign a simple online waiver before your visit. If you’re using the space for a photoshoot or other content creating use, you’ll need to provide a COI that names us as a Loss Payee with the following name/address: Sunnyside Projects LLC, 1114 Stratton Avenue, Nashville TN 37206. If you need help procuring a COI for your shoot, you can purchase single-use shoot insurance certificates online. Here’s link for more information.
WHAT IS SUNNYSIDE PROJECTS?
Sunnyside Projects was founded in 2022 by photographer Eric Ryan Anderson. Built as an umbrella to house a number of creative side-projects, from photo book publishing to gallery shows to real estate explorations, always seeking to create space for creative community to thrive, whether that’s online or in person.
